For thirteen years, I have helped Singapore families navigate the upgrade from HDB to condo. I chose to specialise in Districts 15, 16, and 18 because depth matters more than breadth. When you know every project, every street, every price movement — you spot opportunities others miss.

More importantly, you protect families from mistakes that take years to recover from. The eleven-factor model exists because two early clients in 2014 made decisions I could have prevented if I had been more disciplined. I have not made that mistake since.

This is the practice. Not a brokerage. Not a listings portal. A small, deliberately-sized advisory built around four documents, eleven factors, and one rule: the maths agrees with the family before any building is ever shown.

The model comes first.

No property is shown until your numbers have been run. Every time. Without exception. The model is the condition, not the consequence.

Depth over breadth.

Five districts, not the whole island. We would rather know one street perfectly than fifty streets generally.

The honest “no”.

If the answer is “not yet” or “not ever”, the answer is “not yet” or “not ever”. A lost sale is cheaper than a wrong purchase.

Eleven factors, every time.

The 11-factor x-ray is not a checklist we sometimes use. It is the discipline that runs on every shortlist, full stop.

Referrals, not advertising.

Eighty percent of clients arrive through past clients. We have never bought a lead. We never will.

Concurrent timelines.

HDB sale, condo completion, and your move are sequenced so the family is never in temporary housing and never paying two mortgages longer than the model said.
